Florida · Industrial, warehouse and yard space

Check the zoning
before you sign.

A unit can be perfect on every measure and still not permit your operation. Confirming that with the authority first takes a week and prevents a lease you cannot trade from.

How we work

An owner, not an agent

YIBR Commercial Properties LLC is a limited liability company registered in the State of Florida, document number L19000208966, filed in 2019, with registration details on public record with the Florida Division of Corporations.

We lease only property we own, so we are not real estate brokers and charge no commission. We are not attorneys either. Commercial tenants in Florida have far fewer statutory protections than residential tenants, and a commercial lease is a negotiated contract — have yours reviewed by your own attorney, and treat any landlord who discourages that as a warning. Whether your operation is permitted, and what permits it needs, is yours to confirm with the authority.

Frequently asked

The questions we get most

Can I run my process from this unit?

Confirm it with the authority before committing. We will tell you what we understand the zoning to permit, but our understanding is not a warranty and the consequence of being wrong falls on your business.

What is CAM and why does it matter?

Common area maintenance — your share of maintaining yards, lighting, parking and shared areas, usually billed on top of rent. A low rent with heavy CAM can cost more than a higher rent without it, so we itemise it before signature.

Do I need my own attorney?

Yes. Commercial leases are negotiated contracts and commercial tenants have few statutory protections in Florida. Any landlord suggesting you do not need one is telling you something.

Who fixes the roof?

Stated in the lease. We would rather agree that boundary in writing than argue about it over racked stock in a storm.

Will the slab take my racking?

Tell us the loading and we will tell you what we know about the slab. For heavy racking you should have it verified independently rather than relying on anyone's recollection.

Do you charge a fee to view or apply?

No. We own the units and lease them directly, so there is no agent fee and no commission.

Looking for industrial space?

Ask what is available. Direct from the owner, with every charge stated up front.
